Summer 2024 Real Estate Update

Summer has arrived in the Tushar Mountains with the native wildlife returning to the higher elevations of Eagle Point. Speaking of higher elevations, once in a while an extraordinary project comes my way. As a board member of the local water authority, I am spearheading a rebuild of the fence surrounding the Forest Service Spring, which provides drinking water to the Eagle Point communities. The fence prevents free-ranging cows from wallowing in the saturated, cool surface of the spring, which is located at an elevation of nearly 11,000 feet. With the permission of the U.S. Forest Service, we used a snowcat to haul the logs up to the remote location in April, a task that would have been much more difficult in the summer without a functional access road in place. A crew of three skilled assemblers will rebuild the fence by hand. This summer, I plan to spend some time helping to build the fence while taking in the views from this breathtaking location.

The resort is open for summer operations with horseback riding, e-biking, hiking, paintballing, and stand-up paddleboarding as the lead activities. Canyonside Grill is open Fridays and Saturdays from 11 am - 7 pm, and the General Store is available daily for guests and homeowners.  


In response to demand for larger parcels of land in the resort area, I recently listed a 73 acre property known as Puffer Lake Meadows for $1.7 million. The property includes 3 acre feet of class A water rights and 1,200 feet of frontage along Scenic Highway 153. This trophy mountain property offers a rare opportunity to own land bordering both a lake and a ski resort in Utah.

Mini Storage Units Coming Soon

A friend of mine hired my construction company to build a 95 unit mini storage complex in the resort area. We have started construction and should finish by the end of 2024. These units will prove to be very popular among the growing number of Eagle Point condo and lot owners.

  

Aspen Crest Premier Phase II Subdivision

Another lot went under contract in Aspen Crest Premier Phase II, the resort’s premier ski-in/ski-out location (see Sales/Under Contract below). These lots extend the iconic viewscape of homes that currently line the Glacier Glade ski run. Prices range from $425,000 to $630,000. We have only five lots remaining.
